Would You Like to See High-Density Development on this Lot?

We reported Wednesday on San Marino's upcoming workshop on affordable housing that is required by the state to address low-income housing needs.

As part of the report the city is compiling for the state, it identified a number of vacant lots and apartment buildings where it might be possible to build new housing.

The lot pictured above, at 2995 E. Huntington Drive, has been identified as the only currently vacant properties where higher-density development would be possible - the rest of the vacant areas are zoned for single-family homes.  

Currently, it houses an empty oil change facility and is zoned for commercial use. The city's draft Housing Element mentions it as a candidate for higher density housing with the following endorsement:

Another benefit to this site is that it is surrounded by non-residential uses, making higher density development more feasible.

Amanda Merlo, associate planner with the city, said while the lot is a bit smaller than what developers would normally look for in a mixed use residential building property, there is definite potential for it to be developed.  

She said the City Council has shown increased interest in mixed-use development and walkability in San Marino's small commercial areas.

The building would be a bit of a long walk to the local restaurants and other businesses on Huntington Drive - the WalkScore website rates it at 51 out of 100, calling it "Somewhat Walkable."
