Does Curb appeal out perform in Real Estate? It certainly appears to be true that society favors the beautiful. In real estate there is even a phrase for it called curb appeal.  As real estate professionals,we know there can be a payoff to property that looks better than the other houses  or buildings around it. But while beauty may be in the eye of the beholder, is there perhaps a correlation between better economic benefits in a building and its appearance?

As a whole I would say yes. The home that is free of clutter, has manicured yards and tasteful upgrades will have a shorter market time than the nearby listing that has had little to no upgrades. For the most part buyers these days want a move in ready home and do not want a list of “ to dos”, even if the home price can be reduced. There are exceptions however; take Austin TX and its suburbs. Homes in some subdivisions have a 30-60 market life regardless of upgrades. If the home with little to no upgrades is in a desirable neighborhood with excellent schools then that active listing is quickly becoming a pending listing. .
