Reasons to list your home over the holidays

Holidays can be a great -- if less popular -- time to list your home for sale. Imagine the possibilities holiday decor will lend to staging your home.

Spring tends to be known as the season for listing and selling a house. But I want to share with you some reasons that listing over the holidays can be a great option, too.

You home will show better: People love holiday décor. With some tasteful holiday decorations, you can showcase your home in the best possible light. You can enjoy the holidays and impress buyers at the same time. Don’t worry, though, you can still limit when the showings take place; you don’t have to take appointments for Thanksgiving or Christmas.

Less competition: Unlike spring, when your home may be listed against many others in the same price range, the holiday season will provide fewer options to buyers. That means your home is more likely to be seen by serious buyers. Less inventory on the market also means you’ll have more negotiating power over the price when a buyer does take a shine to your property.

Better buyers: Buyers shopping during the holidays are going to be more serious because it’s not the top season of the year for shopping. January is a common month for new hires who may need to relocate and buy over the holidays. These people won’t be able to wait until spring, so you’ll capture their attention right away. The holidays also tend to make buyers a bit more emotional; they may make their decision more quickly when they see how lovely your home looks over the holidays and can envision their future there.

If you do sell over the holidays, you may be able to delay the closing so you don’t have to be out of your home too soon – and you’ll free yourself up to buy your next home in the spring when plenty of properties come on the market.
