Are you marketing your home to its full potential?

Social media has become a great real estate marketing tool. Make sure your agent can help you take full advantage of online marketing strategies when you list your home.

With today’s technology, real estate marketing is changing. It used to be your home sale depended on your agent's contacts, their networking skills. That is always important, but the Internet has offered many new ways to market your home and get it before larger groups of people. Not every agent is well-versed in online marketing, however, so when choosing a listing agent you may want to consider the following questions.

Can your agent market with social media?

If your real estate agent has a Facebook page (ours is Classic Pasadena Homes), they can post photos and announcements about your home to their followers. Facebook advertising is another way to draw more attention to your property. A Facebook ad can reach beyond your agent's group of followers to thousands of other Facebook users. Ads can be targeted to the exact demographic you want, whether that’s by location, age, education level and so forth.

Facebook is not the only social platform, either. LinkedIn, a professional networking site, also allows advertising. Pinterest, a photo-centric site, may be ideal for showcasing those unique features in your house. Twitter can be used for quick updates about open house dates and locations or interesting tidbits about your property. 

Can you agent do video, or at least a slideshow?

Video is great for a number of reasons. YouTube is a great venue for marketing your property, because it's a social media platform for video, and videos are among the most highly consumed content on the web.

Instead of flipping through pictures that limit what buyers can see, a virtual tour or slideshow can offer more angles and more context. Buyers may see photos or video footage that pans all sides of the room. They can hear commentary, or see pop-up cutlines on the slideshow that give them additional information.

Other online marketing to try

  1. Get a URL with your street address, so it's easy to remember and you can use it on marketing materials and social media posts
  2. Ask your agent if they can feature your home/history on a website blog
  3. Ask your agent to create Craiglist ad posts to advertise your property.
